Stakers Farm, Yapton
Overview
ECE Planning advised our clients, Granite Gate Ltd., on a strategy to promote and secure permission for the site at Stakers Farm, Yapton for a residential development of 70 new homes. The site was not an allocated site and sat outside of the defined built-up area.
Formal representations were made to Arun District Council in respect of the draft Local Plan process in addition to formal Strategic Housing Land Availability Assessment representations in support of the site. Representations were also made to the Parish Council in support of the site for inclusion within the Neighbourhood Plan.
ECE Planning organised meetings with West Sussex County Council, Arun District Council, Yapton Parish Council and representatives of the Yapton C of E School (which bordered the site) to agree to an acceptable approach towards transferring of land to Yapton School to enable the redevelopment of the site (and expansion of the school).
Detailed representations regarding the strategic importance of the site for housing delivery and education provision were submitted to the relevant Councils. Through making representations and negotiation with stakeholders, ECE Planning was subsequently successful at securing an Outline Planning permission gaining the support of Arun District Council, Yapton Parish Council and West Sussex County Council. The scheme secured permission for 70 new dwellings (of which 30% were affordable), a transfer of land to West Sussex County Council for the expansion of the school and a policy compliant level of open space provision.
