St Peter’s Place
Overview
ECE Planning are delighted to announce that planning permission for 18 new apartments in Lancing has been granted.
The existing site consists of St Peter’s Place building, a 3-storey apartment block, as well as several garages and an area used as a car service yard. Proposals are to retain the flat block and to replace the service yard and garages with much needed high-quality residential units.
The scheme sits comfortably on the challenging site, which is adjoined by an industrial development to the East, Western Road to the west and a main line railway to the north.
The design approach responds by placing ancillary accommodation such as corridors and WCs to the east, acting as an acoustic barrier between the industrial site and the proposed dwellings. This creates an inward facing built form with bedrooms and living spaces on the inside, looking over the attractive central courtyard.
The proposed redevelopment of the site to residential was considered to be acceptable and the loss of a small amount of employment was not considered to be a significant loss. It was also demonstrated that the proposed residential use would represent a conforming use to neighbouring properties and would be ideal for this location by removing a harmful and discordant commercial use.
Further to the above, it was demonstrated that the proposals would represent a valuable contribution towards the District’s housing need and would represent a significant public benefit in to meeting the District’s crucial affordable housing needs by providing 30% affordable housing.
