Overview
ECE are delighted to announce that planning permission has been granted for a contemporary style dwelling on Roedean Crescent, Brighton.
The site is located on the edge of the SDNP within the settlement boundary of Brighton. The application therefore needed to demonstrate no harmful visual impact to the SDNP and wider landscape.
Brighton and Hove City Council initially did not support the proposal on the basis that the development was located on a site previously containing two houses that had been demolished a number of years ago. The proposal was considered to therefore result in the loss of a housing plot conflicting with Local Policy. Additionally, the Council raised issues regarding the visual impact on the SDNP and ecology. After numerous discussions with the Council followed by the submission of visualisations proposed by ECE Architecture, the Council decided to go against their previous view and acknowledged that the site should be considered as an empty development plot, subsequently granting planning permission.
The Council considered the principle of a large house with an individual appearance and style, distinct from the other buildings in the area as acceptable.
