Hill Place Farm
Overview
ECE Planning has secured Reserved Matters permission for residential development on Hill Place Farm, East Grinstead within the Mid Sussex District. The site was particularly challenging being a steeply sloping greenfield site adjacent to Ancient Woodland and heritage assets (such as the Bluebell Railway Line).
As Planning Consultant for the scheme, ECE Planning worked closely with ECE Architecture and successfully project managed the submission of the application on behalf of our clients, Linden Homes.
The application addressed matters relating to Scale, Appearance, Landscaping and Layout with Access approved at the Outline stage. The application sought permission for 200 new dwellings including 30% affordable housing, open space, Sustainable Drainage System, play spaces and SANG land (Suitable Accessible Natural Greenspace).
Key issues in the determination of this application included design, addressing site levels, neighbouring residential amenity impact, and arboricultural impact. ECE managed to successfully steer this application through to a positive determination on what is a challenging greenfield site.
