Overview
ECE Planning Director Chris Barker acted in securing Planning Permission and Conservation Area Consent for the £20 million regeneration of this prominent Seafront site in Worthing. The scheme for Roffey Homes involved the demolition of a large hotel located on the centre of Worthing Seafront and adjacent to Listed Buildings.
The development, which forms the centrepiece of the rejuvenated Worthing Seafront, incorporates 55 private apartments and a 79 bedroom national hotel chain with basement car parking.
Typical of many brownfield regeneration projects, the financial viability of the project was restricted due to the inherent costs of redeveloping the site to include for a hotel. Therefore fundamental in securing regeneration potential of the site was the reduction in affordable housing provision.
Presenting a robust viability assessment submitted to the District Valuer, Chris Barker was able to justify a zero provision of affordable housing.
